In a destination like Big Bear, there are thousands of vacation rentals competing for the same guests. The major platforms simply cannot show every property to every traveler for every search. That means one thing: before a guest can be impressed by your photos, amenities, or reviews, your home has to be seen. Ranking and visibility are the gatekeepers to your bookings and, ultimately, your revenue — especially for high end homes. When your property ranks well, it moves into the smaller group of listings that are surfaced to guests again and again. When it doesn’t, your home might technically be on the platform, but it’s almost invisible.

 

Ranking Well Applies Everywhere, Not Just One Platform

Every major booking channel has its own search logic, categories, and ways of highlighting certain homes. But the core reality is the same across all of them: some properties are consistently shown, and some rarely appear. When a property consistently appears on the first page for relevant searches, it is operating in a completely different visibility tier than homes buried deep in the results. If your listing is buried, it doesn’t really matter how nice it is or how many amenities you’ve added. Guests can’t book what they never see. Visibility Isn’t Random

At first glance, it can look as if platforms behave unpredictably. Many people assume that whether a property ranks well is mostly a matter of luck, or that if a property is high end then it “should” rank well, and some people push ideas that visibility is mainly based on things like location or hot tubs or hosting pets. But really, rankings and visibility on each platform are driven by one thing: the algorithm.

 

Each booking platform has its own ranking algorithm, which is essentially a calculation of which properties to showcase first. These algorithms aren’t a mood or a mystery; they are a consistent and straightforward system to weight and prioritize various metrics that determine which properties will be shown first, and which properties won’t be shown at all until all the “best” properties (according to how each algorithm ranks them) are already booked. They take in all the available signals about each listing, and use that data to decide which properties to showcase and which ones to push down; and they run that calculation over and over again, for every search, in every season.  

 

But here’s the challenge: none of the booking platforms disclose their algorithm.

 

The good news is, the algorithms can be loosely reverse-engineered, which is something Bearadise does well. More good news– many of the algorithm metrics can be added to any property, once you know what they are. Each booking platform algorithm evaluates many metrics when calculating rankings, and we do what we can to gain boosts from as many of those metrics as possible for each of our properties. We can’t change what a property inherently is, but we can position it at its best and set it up to be understood and liked by the booking platforms to increase visibility.

 

We don’t control the booking platform algorithms– no property management company can. But by understanding how they behave, tracking how and when they update, and aligning our listings with what the algorithms reward, we can get our clients’ properties to rank well and therefore maintain consistent visibility.

 

The Importance Of Ranking Well In The Shoulder Seasons

When seasonality softens tourism, not every property gets reservations. As occupancy drops and less people search for places to book, the platforms still rank properties and decide which ones to showcase; but guests won’t book properties they don’t see. In shoulder seasons, rankings and visibility are what determine which properties still get bookings, and which properties don’t. If someone’s property is going to get the limited shoulder season reservations and their accompanying revenue, it might as well be yours.

 

The Importance Of Ranking Well In The Peak Seasons

Peak seasons feel different: there’s plenty of demand, calendars fill easily, and it can be tempting to assume that everything books anyway. But visibility is just as important, because it improves the peak booking prices. Peak season visibility determines how far up the price range a property manager can push and still get the dates booked. The more people see a property, the higher the likelihood that one of them will be willing to pay top dollar for it. When compounded across all the nights of peak season, it can result in tens of thousands of increased revenue.

 

The Importance of Ranking Well Year-Round

A listing’s algorithm rankings are constantly changing, either improving or regressing. Because of this, shoulder seasons are important for maintaining peak performance. Without the shoulder season bookings that many people undervalue, a property is unlikely to maintain top algorithm rankings, which often leads to decreased revenue during the peak season. Just as importantly, many peak season reservations are booked during the shoulder seasons; so if a property has lackluster visibility in the shoulder seasons, its peak season revenue will usually be lower.
